Doctoral researcher integrated renovation services for multi-family dwellings

Development of process innovations for speeding up the renovation of residential buildings with multiple owners.

Climate goals require speeding up the renovation of existing residential buildings. More "deep" renovations are needed and also apartment buildings with multiple owners need to achieve an energy label A after renovation. To reach this goal Condominium Associations (CAs) need to be supported during their decision processes, with first line consultancy, auditing, exploring energy saving scenarios, establishing financial plans, contracts, execution, quality assurance and energy performance guarantees. This requires research for offering Integrated Home Renovation Services for CAs, especially also incorporating living-cost neutral solutions.

To support this energy transition with action research the department Management in the Built Environment of the Faculty of Architecture and the Built Environment of TU Delft is looking for an ambitious PhD candidate who will also support a European project. In the framework of the LIFE-CET project CondoReno you will work together with CAs, and support policy and market actors in the Netherlands, Flanders and Paris with research. You will contribute to exploring and modelling integrated home renovation services, develop procedures for living-cost neutral financial planning, unravel and evaluate renovation scenarios with an energy label A or better, develop a statistical method accepted by market actors to evaluate cost savings and energy performance guarantees, and evaluate the effectiveness of integrated home renovation services as executed in multiple exemplary renovation projects in several regions. This research should support you to develop your PhD which will focus on process innovations for integrated home renovation services for apartment buildings with multiple owners, and which you should deliver at the end of your assignment.

As PhD candidate your work place will be during four years at the section Real Estate Management of the Faculty of Architecture and the Built Environment of the Delft University of Technology. You will work under the supervision of the CondoReno project coordinators and PhD mentors and will work closely together with the partners of the CondoReno project. If needed you will be able to work during short periods on different locations in the Netherlands, Belgium and France to support partners directly.

  • You have at least a Master's Degree in a techno-economical discipline that aligns with the job description, for example a Master in Real Estate Management, Applied Economics, Behavioral Economy, Innovation Management, Construction Management, Sustainable Building and Design. A good knowledge about the energy efficiency of buildings and the renovation practice in Europe is essential.
  • Practical experience with renovating and/or managing co-owned buildings is considered a plus, as well as extended knowledge about building physics, renovation at industrial scale, decision processes and energy simulations.
  • You are able to fluently communicate with partners and you are a team player. You feel excellent when you work relatively independent and result-oriented. You are driven to assess knowledge in detail. You are naturally well organized and you want to creatively contribute to sustainable development.
  • You have excellent knowledge of English (minimum score 100 in TOEFL or IELT 7 per subskill - writing, reading, listening, speaking). You can demonstrate very good knowledge of Dutch reading and listening, which will be evaluated during the assessment. Knowledge of French is considered a plus.
  • You have theoretical and practical knowledge and great interest in steering processes, project management and financial planning.
  • You are prepared to start 1 October 2022. 
The position will start on October 1, 2022.

Doctoral candidates will be offered a 4-year period pf employment in principle, but in form of 2 employment contracts. An initial 1,5 year contract with an official go/no go progress assessment within 15 months. Followed by an additional contract for the remaining 2,5 years assuming everything goes well and performance requirements are met.

Salary and benefits are in accordance with the Collective Labour Agreement for Dutch Universities, increasing from € 2443 per month in the first year to € 3122 in the fourth year.
